4、e paper tries to provide a more reasonable and effective development model for Appraisal System for Digitized Urban Landed Property and give concrete implementation steps on the basis of the a

5、nalysis of the various estate assessment systems and development mode. 1. Put forward the developmental mode for Appraisal System for Digitized Urban Landed Property base on SOA. In this developm

6、ental mode: “ the Comprehensive Model of Gradation and Appraisal for Urban Land (CMGAUL)“ is the core appraisal model, SOA- based software development methods have been applied, components of GIS technol

7、ogy- MPX4.0 has been combined, VB6.0 is secondary development platform. We try to provide a theoretical basis and ideological guidance for China's small and medium- sized towns to establish c

8、ommon digital landed property appraisal system. 2. Taking “ The Comprehensive Model of Gradation and Appraisal for Urban Land (CMGAUL)“ as the basic appraisal model and applying SOA- based softwa

9、re development method, I have put forward the channel to realize appraisal system for urban landed property and am developing relevant software. The channel to realize appraisal system for urban

10、 landed property based on SOA is: firstly, we should analyze the business process of real estate appraisal and determine the functions of the system entities -“services“; Secondly we must defi

11、ne the system architecture, design the interface and data services domain; finally we will realize the system by back- to- back. The main features of the development process as follow: It can i

12、mprove the adaptability of the system to adapt to the changing needs of the users, considering the changes in real estate appraisal business. 【Key Words】Landed Property Appraisal Service- Oriented
