2、 cutthroat competitions on the domestic realty market, the realty development enterprises must guarantee more profits in order to survive and develop and to expand their own economic strength and opera

3、tion scale. In accordance with the microeconomics, there are two ways for the enterprises to seek higher profits, increasing the product price or lowering the product cost. Therefore, the real estate companies in the age

4、 of meager profit give priority to the cost control, as the cost control has a direct influence on the ups and downs of each development project. This paper starts with the characteristics of realty

5、 exploitation and management and the cost structure, analyzes the factors influencing the cost of realty development and discusses the methods of realty cost management systematically and synthetic

6、ally from the organization pattern of realty projects and the cost control in the course of development. Finally, the cost control theories are supplemented by combining the cases of realty development. This paper

7、falls into five parts: Part One: the current status and characteristics of China's realty industry are introduced, the cost and expenses of the realty development are discussed, and various factors th

8、at may influence the cost are analyzed in order to find out the application point for cost control and make preparation for further studies on the cost management. Part Two: the organization structure and management mod

9、el of realty are discussed, the influence of single-project and multi-project organization patterns on cost control is studied in order to find out the efficient but low-cost organization pattern and control the cos
