1、外籍人士在華購(gòu)房置業(yè)之法律實(shí)務(wù) Real Estate Transactions of Foreigners in China,PRESENTED BY:Real Estate Service Committee Of Tianjin Bar Association天津市律師協(xié)會(huì)房地產(chǎn)業(yè)務(wù)委員會(huì),總體流程,確認(rèn)開(kāi)發(fā)商售樓是否有合法文件購(gòu)房查詢簽訂認(rèn)購(gòu)書(shū)并交定金簽訂預(yù)售合同或買(mǎi)賣(mài)合同辦理購(gòu)房公證交易中心辦理預(yù)售登記備案并結(jié)

2、匯(二手房買(mǎi)賣(mài)不需預(yù)售登記,但須報(bào)購(gòu)房地安全局審批同意)從境外或境內(nèi)外匯帳戶支付購(gòu)房款同物業(yè)公司簽訂物業(yè)管理合同辦理房屋交付手續(xù)完成產(chǎn)權(quán)設(shè)立或過(guò)戶手續(xù),General Procedures,Check the licenses for house-selling of developersHouse-purchase inquiry Sign the purchase letter and pay the deposit

5、w procedures,購(gòu)買(mǎi)商品房的條件,購(gòu)房人的資格:境外機(jī)構(gòu)的在華分支機(jī)構(gòu)和代表機(jī)構(gòu)(房地產(chǎn)企業(yè)除外);在中國(guó)境內(nèi)工作、學(xué)習(xí)時(shí)間超過(guò)一年的境外個(gè)人;港澳臺(tái)居民和華僑。購(gòu)房類(lèi)型:商品房(不可以購(gòu)買(mǎi)公房和經(jīng)濟(jì)適用房)購(gòu)房用途:自用、自住采取實(shí)名制(同時(shí)注明中文和外文姓名),并持有效證明(中國(guó)批準(zhǔn)來(lái)中國(guó)工作、學(xué)習(xí)的證明)特別提示:目前,京津地區(qū)已經(jīng)暫停執(zhí)行限制外籍人士在該地區(qū)購(gòu)房所需的居住年限和所購(gòu)房屋數(shù)量的政策。,Requir
